Each individual over 18 years old will be required to apply and qualify to guarantee all terms of the lease. Occupants are individuals under the age of 18. Any individual should be considered an applicant if they are to reside in the apartment more than 14 consecutive days or more than 14 days in any 60 day period.
Verifiable gross income of at least two and a half (2.5)*** times the monthly rental rate. Acceptable verification includes: two most recent pay stubs, most recent W2, or offer letter on corporate letterhead. Self-employed applicants may use their most recent IRS return or quarterly filing.
Students may submit proof of loans, grants, or financial aid from the lender or educational institution. ***Income requirements may vary by property.
Your security deposit is dependent on your credit score. Security deposits may start as low as $99 with excellent credit; but can be equivalent to 2 months rent with sub-par credit. A poor credit score or credit history may result in denial and loss of application fee.
Previous three years rental history with on-time payment history, sufficient notice, and no balance owed. Eviction or “skip” in the last three years is automatic rejection.
A co-signer may be used for insufficient income, but may not be used for sub-par credit.
Criminal background will be run for each applicant. An applicant may be declined if they are a registered sex offender or if they have been convicted of a felony, aggressive misdemeanor or drug charge within the past five (5) years.
Typically, two (2) persons per bedroom. There may be one additional per household under the age of two years old.
Non US Citizen:
Applicants that are not US citizens will need to provide I-94, I-94W or I-20.The lease will not end beyond the date the applicant is approved to be in the US.
Restrictive breeds include the following: Chow, Pit bull, Staffordshire Terrier, Doberman, Rottweiler. Limit of two (2) pets per apartment/house. Acceptance of pets may vary by property.
